---My landlord-tenant case was NOT for non-payment of rent, and NOT because I broke the lease, it was to negotiate a new lease......my landlord offered me a new lease, I did not like certain terms, so we went to court, so I could challenge the new lease......I wanted a lease that gave me equal terms with the landlords, for example........if I was compelled to sue them, and I was successful, then, in addition to any other awards, I would also get attorney's fees, so that those fees would not be a barrier to a tenant like me seeking justice, because those fees are prohibitive. These are the people I talked to, they thought this work was great. Lawrence Sindoni and I would have been great, big heroes with this [ and successfully executed the principals of COIN in the US, you have to read the field manual to get it ] ......but, it was more important to hurt me, as an individual, than to get protection for every tenant in the state of New Jersey.



---As I explained to Janice Bennett, in summer 2008, there is no law in Jersey that gives this to tenants, but, in one case, with one tenant, me, with one contract [ my lease is a contract ], I could get this protection for all tenants in the state of New Jersey.


----These are some of my field notes which I provided to Judge Fast, because he is supposed to be aware of the community conscience in his rulings.



----I talked to the president of the Bar Association. She thought this was great, especially as it developed a new revenue source for attorneys, as they would be more likely to take cases for tenants.


----Col. Fetterman, over at the Pentagon, legal counsel to Adm. Mullen, this is good work, as a lawyer you should appreciate this, even more so as it ties into COIN.

HUD LT 3443-08, Larence Sindoni deliberately ommitted New York Law, that could be cited as authority, see Exhibit M: " Leases/contracts where the landlord gets attorney's fees but the tenant does not are unconsionable, voice-able as against public policy" , McKinney's CPLR section 234.
